River Estates is the south end of Johns Creek, inside the bend of the Chattahoochee River, and the second-smallest Community Area by population in the city’s comprehensive plan, after Tech Park. Most of its land is golf courses and the subdivisions around them: the plan names the Atlanta Athletic Club and the Country Club of the South as its two private clubs.

Where it is

The comprehensive plan’s River Estates chapter describes the area as bounded on the east and south by the Chattahoochee River, on the north by Old Alabama Road and on the west by Barnwell Road. The city’s map layer puts it at about 2,909 acres. Across the river is Gwinnett County.

The plan counts 5,497 residents in 2022. It says the Country Club of the South subdivision takes up most of the area, that most subdivisions date from the 1980s and early 1990s, and that the Atlanta Athletic Club draws members from the Thornhill, Prestwick and River Club neighborhoods. Recreation, mostly golf, accounts for 37.3% of the land. Besides the two private clubs, the plan counts one public golf course.

History in the plan: a Native American fishing dam is still visible in the river near the Atlanta Athletic Club. In the 1820s, George Waters, a Cherokee farmer, ran a plantation here with a ferry across the river. The Atlanta Athletic Club moved to its current site after members began moving north from Atlanta in the late 1960s, and the Country Club of the South followed in the mid-1980s, designed by Jack Nicklaus.

Of the area’s 2,062 address points in the school district’s map data, 66% are in ZIP code 30022 and 34% in 30097. Mailing addresses often read “Alpharetta” or “Duluth,” but the area is inside Johns Creek city limits, so the city provides police, fire and road services.

Schools

Of the 2,062 address points in this area in the Fulton County Schools map data on Oct. 5, all are zoned for one middle and one high school. Scores are 2025 College and Career Ready Performance Index (CCRPI) figures from the state’s School Grades report; the state average was 76.9 for high schools.

Level School Share of addresses 2025 CCRPI
High Johns Creek High (report card) 100% 94.5

Elementary Barnwell Elementary (report card) Split 99.3
